Area Real Estate News

SW Florida Home Sales Surge!
Homes in Southwest Florida are selling at record highs this season, beating forecasts by local real estate offices that are reporting soaring home prices and strong sales for high-end properties.

The Naples News reported that communities such as Park Shore and Pelican Bay are built out, he said, and properties in Bonita Springs, once a new housing market, are being taken up as soon as they're offered for sale.

Budgets – who needs them?

As the first quarter of 2004 ends, most of us are busy worrying about finishing our taxes or filing extensions. The last thing we want to think about is this year’s budget. However, it is necessary for the growth and health of your business and personal finances to have a current and realistic working budget. Budgeting your business and your personal finances is probably more important today than ever before.

Personal budgets:
List all of your expenses including utilities, food, gasoline and all other items that must be bought or paid monthly. Subtract these from your take home pay -- the amount left is for discretionary spending on items such as eating out, movies, clothes and savings. All too often we spend more than we earn, driving up credit card debt and frequently ruining our credit rating. Living within our means may seem hard and not much fun at times. Over time budgeting will pay off in the form of increased savings and security.

It is also best to have at least three months of reserve funds in case of unemployment.

Business budgets:
Your business must live within its means also. Don’t wait for your accountant to point out overspending or income problems. Make cuts in office supplies, postage, messenger services, entertainment, etc. Look at inventory on hand; how much does it cost to keep? Sometimes we have inventory as a convenience for ourselves, not necessarily for the customer. Ask your staff where cuts can be made; they may see things you don’t. Working without a budget is high stakes gambling -- play it safe -- use your budget as an active management tool. Review and discuss your financial picture with your accountant. Ask questions, ask how you can make cuts and stay on target. By having your budget under control you will be positioned for increased profits and potentially a higher lending value.

Some future additions to Amatique Bay include an 18-hole golf course and an exclusive Yacht Club which will be available within a year and a half. You will have the option of becoming a member to either or both of these clubs, plus... you will have a basic membership which will allow you to use the facilities that the hotel-resort has to offer including beach access, pool, and discount on hotel-provided services and lodging. The discounts will be dictated by season and off-season pricing and availability….very similar to our season here in Southwest Florida. Rookery Bay Opens New Learning Center
After five years and $3 million, Rookery Bay National Estuarine Research Reserve opened its new learning center March 20 and 21, 2004.

More than 5,000-square-feet of nature exhibits span the interior of the Learning Center. There's a 2,300-gallon aquarium with climb-in bubbles to get nose to gill with the indigenous fish inside. There are one-minute films that with the touch of a finger flicker onto a screen to inform visitors about the transformation of raindrops into groundwater into storm clouds into raindrops. There's a real-life scientist on hand conducting experiments.
